Do you allow pets?

Yes, but in normal circumstances one dog or cat is permitted, which should not cause a nuisance to neighbours. Other pets are not allowed without specific written consent of the Estate.

Do you require a deposit?

Yes, a deposit equivalent to one and a half months rent is payable in advance which will be held in a Government approved deposit scheme (the Deposit Protection Service) The Deposit Protection Service.

How and when do I pay my rent?

All rents are payable by bank standing order from your bank account on the first day of each calendar month thus ensuring a payment in advance for each month.

How often are rents reviewed?

Estate policy provides for rent reviews every year on the anniversary of the start of the tenancy.

What do you provide in your properties?

Properties are decorated at the start of an agreement and must be handed back at the end of the tenancy in the same state in which they were let. The Estate does not (unless specified in the property particulars) provide carpets, curtains or white goods. You have responsibility for all internal decoration and during the tenancy you may decorate using similar and subdued colours. External decoration is the Estate’s responsibility.

What type of properties do you have?

The majority of residential properties for letting are two or three bed homes but we also have larger properties available. Most properties are traditional Estate design built between the 1850s and 1950s and most benefit from good sized gardens. Heating is solid fuel or oil fired central heating and sometimes open fires or wood burners are provided to boost heating options.

What type of tenancy do you offer?

We offer an Assured Shorthold Tenancy for six months which then rolls on monthly after this period provided both you and the Estate are content.

Who repairs what?

Both the Estates’ and your responsibilities are set out in the tenancy agreement but basically the Estate is responsible for the structure and external fabric of the property together with heating and plumbing systems. In the event of a repair being required, which is the Estates’ responsibility, you should contact the Estate Office where either Estate staff or contractors will be instructed.
